
Peat fires near Klang and Kuala Langat burn underground, sometimes for weeks. Many Malaysian fire policies exclude subterranean fire and lalang fire, which means a fire policy is not the same thing as fire cover.
The short answer: having fire insurance does not mean every fire-related loss is covered. If your shop, factory, warehouse or office sits near peatland, two clauses decide almost everything: the subterranean fire exclusion, and whether fire spreading from burning forest, bush or lalang has been expressly included.
Why peat fires behave differently from ordinary fires
When peat dries out, it can smoulder below ground level rather than burning on the surface. That produces persistent smoke, makes extinguishment difficult, and allows a fire to resurface some distance from where it was last seen. It is one of the harder scenarios the Fire and Rescue Department plans for during a prolonged hot and dry spell.
The underground nature of these fires is not just an operational problem. It is what makes the wording of your policy so important, because a fire burning below the surface may be treated as a subterranean fire, and that is a common exclusion.
Which areas around Klang and Kuala Langat are affected
In February 2024, the Selangor Fire and Rescue Department identified four locations at risk of large-scale peat fires:
- Kampung Johan Setia, Klang
- Hutan Simpan Raja Muda Musa
- Hutan Simpan Kuala Langat Utara
- Hutan Simpan Kuala Langat Selatan
Monitoring for those four sites sits with the Bestari Jaya, Banting, Telok Panglima Garang and Andalas fire stations, which gives a fair indication of the surrounding commercial areas most exposed. Separately, an August 2026 report noted continuing smoke from open-burning locations around Johan Setia and Jalan Sijangkang Utama, though not every incident was classified as a peat fire.
Elsewhere, smoke from a fire at Pengerang, Johor affected Taman Bayu Damai, Kampung Jawa, Kampung Sungai Kapal and Kampung Langkah Baik in January 2026, reported fully extinguished on 30 January. A peat fire at Jalan Bungin, Serembang in Betong, Sarawak was reported in August 2026. If your premises are near any of these, the review below is worth an hour of your time.
The four things a fire policy may not do
1. It may exclude subterranean fire
Some basic fire policies exclude fire burning below ground. Given that this is exactly how peat fires behave, the exclusion can matter more than the sum insured.
2. It may exclude fire from burning forest, bush or lalang
Where a fire starts on neighbouring land and spreads to your premises, cover may depend on whether that protection was expressly selected. A business owner should check how the policy responds to a fire that did not start on their own property.
3. Smoke damage is not automatically physical damage
Soot-damaged stock or smoke-affected equipment raises three separate questions: whether there is physical damage, what caused the loss, and whether a pollution or contamination exclusion applies. The presence of smoke alone does not establish that a claim is payable.
4. Business interruption may not trigger at all
Consider a cafe that closes for three days because of haze while its premises and stock remain undamaged. Standard fire consequential loss cover commonly requires interruption following insured property damage, so that closure may not meet the trigger. Business interruption sections can also carry their own subterranean fire exclusion.
What a useful policy review should establish
- Whether bush and lalang fire is included, and whether subterranean fire remains excluded
- How smoke damage to your insured property would be assessed
- Whether your building, renovations, machinery and stock are adequately insured
- What must happen before business interruption cover responds
- Which excesses, limits and special conditions apply to your premises
